Terms of service

These terms apply when you access seereports.com.au, use our free property tools, submit a project, purchase a report or otherwise use the SEE Reports service. The service is operated by Aftershock Solutions Pty Ltd (ABN 76 140 285 669), trading as SEE Reports.

By using the service, you agree to these terms and our Privacy Policy. You must be at least 18 years old and have legal capacity and authority to submit the property, proposal and materials concerned.

SEE Reports provides preliminary NSW property and planning tools and a structured pathway intended to prepare a Statement of Environmental Effects for eligible, relatively straightforward residential development proposals. The paid deliverables and inclusions displayed at checkout form part of your order.

The standard report service may use government, council, mapping and other third-party data together with the property information, proposal details and documents you provide. The workflow may use automated systems and artificial intelligence to organise, analyse, draft and check report content.

Unless expressly stated in a separate written engagement, SEE Reports does not provide legal, surveying, architectural, engineering, building-certification, bushfire, flooding, heritage, ecological, contamination or other specialist professional advice. Free tool results are preliminary and may be based on an address point rather than a complete parcel assessment.

A report does not replace a planning certificate, title search, registered survey, current legislation, a council checklist or a specialist report. It does not guarantee that a development application is complete, that council will accept the document, that no request for information will be issued, or that consent will be granted.

Planning instruments, maps, policies and council requirements can change. You must check the report against the final plans and the requirements current at the time of lodgement.

Before payment, we may ask for an address and high-level project information to indicate one of three pathways: suitable for the standard SEE, more information required, or specialist assistance recommended. Screening is a preliminary service decision, not a professional planning opinion or promise of approval.

We may decline, pause or refer a project if it involves material non-compliance, heritage impact, flood or bushfire complexity, contamination, biodiversity, subdivision, integrated development, commercial or industrial issues, disputed information, or any matter outside the supported service scope.

You agree to:

• provide complete, accurate and current property, proposal and contact information;
• only upload material you are authorised to use and share;
• ensure dimensions, descriptions and supporting documents are consistent;
• review the final report and all flagged assumptions, sources and confirmation items;
• compare the report with the final drawing set and current council lodgement requirements;
• obtain owner consent and any required professional or specialist advice;
• not use the service unlawfully, disrupt it, probe its security or attempt to reverse engineer protected parts of it.

You remain responsible for the development application and for deciding whether and how to lodge any output.

The launch price displayed for the standard SEE report is AUD $149 including GST. The price and inclusions shown at checkout when you place the order apply to that purchase. We may change future prices or offers without changing an accepted order.

Payment is due before detailed report processing begins. An order is accepted when payment is confirmed and we confirm that the project can proceed through the selected pathway. Payment processing may be provided by an independent payment provider under its own terms.

Any delivery time is an estimate unless we expressly agree otherwise. Delivery depends on receiving complete and usable information. We may ask for clarification where the proposal, plans or property data are incomplete or inconsistent.

If the order includes free reruns for the same address for 30 days, those reruns allow reasonable corrections or refinements to the same proposal. A materially different project, new property or changed scope may require a new screen and order. You should retain your own copies of all final documents.

You retain ownership of original materials you provide. You grant us a non-exclusive licence to host, copy, process, adapt and use those materials only as reasonably necessary to deliver, support, secure and improve the service and meet legal obligations.

SEE Reports and its licensors retain ownership of the website, software, workflow, branding, document design, templates and underlying service materials. On payment, we grant you a non-exclusive licence to use and edit the delivered report for the property and proposal identified in the order, including for the related development application. You may share it with owners, consultants and the relevant consent authority for that purpose.

We may offer an introduction to Simply Draft or another independent provider where plans or specialist help may be useful. We will only send your contact or project information with your consent. The provider supplies its services under a separate agreement and is responsible for its own advice, pricing, work and privacy practices.

If SEE Reports receives a referral fee, commission or other material benefit for a particular introduction, we will disclose that before the referral is made.

We may update, suspend or restrict the service for maintenance, security, legal compliance or operational reasons. We may refuse or terminate access where a user breaches these terms, misuses the service, infringes another person’s rights, creates a security risk or fails to pay an amount due.

You must not rely on continued storage of drafts or uploads as your only copy. We do not promise uninterrupted or error-free access to third-party data, mapping systems, government services or the internet.

Nothing in these terms excludes, restricts or modifies a right or remedy that cannot lawfully be excluded, including applicable consumer guarantees under the Australian Consumer Law.

To the extent permitted by law, SEE Reports is not liable for indirect or consequential loss, loss arising from inaccurate or incomplete user information, changes to plans or planning controls, third-party data or services, council decisions, or use of a report outside its stated property and proposal. Where the law permits liability for a service failure to be limited, our liability is limited, at our option, to supplying the service again or paying the reasonable cost of having it supplied again.

We may update these website terms from time to time. The terms in force when an order is accepted continue to govern that order unless a change is required by law or agreed with you.

These terms are governed by the laws of New South Wales, Australia, and the parties submit to the courts with jurisdiction there.
